The road to the official opening of ThirtyOne Elm Street was not without its trials and tribulations. During an initial tour of the building, officials encountered a rotted floor and layers of pigeon guano, highlighting the extent of the decay that had accumulated over 30 years. Undeterred, developers embarked on a painstaking two-year journey of restoration and construction, requiring a substantial investment of $62.8 million. This ambitious endeavor involved the collaboration of 14 public and private partners, underscoring the collective effort required to bring the project to fruition. In addition to the physical challenges, countless years of negotiation and planning were necessary to lay the groundwork for ThirtyOne Elm Street’s transformation. Through the tireless efforts of all involved, this once-dilapidated building has been transformed into a vibrant hub of downtown living, adding to the revitalization of Springfield’s core.
