## New Noida: A Planned City Rising in Uttar Pradesh

Uttar Pradesh is set to witness the rise of a meticulously planned city, New Noida, adjacent to Greater Noida. This ambitious project, slated for completion by 2041, will encompass a sprawling 209.11 square kilometers, encompassing 84 villages across Gautam Buddha Nagar and Bulandshahar districts. New Noida’s development is envisioned in four distinct phases, with the first commencing in 2024.

### Location and Key Projects

New Noida, officially known as the Dadri Noida Ghaziabad Investment Region (DNGIR), will be strategically positioned close to the upcoming Jewar International Airport. Its proximity to established industrial hubs like Noida, Greater Noida, and the Yamuna Expressway makes it a prime location for both industrial and residential development. Key projects in the vicinity include the Industrial Township at Greater Noida, the Multi-Modal Transport Hub (MMTH) at Boraki, and the Multi-modal Logistics Hub (MMLH) at Greater Noida, all contributing to the region’s growing economic potential.

### Residential Plans for New Noida City

The Noida City Master Plan emphasizes a balanced distribution of residential areas, catering to the needs of different income groups – EWS, LIG, MIG, and HIG. The city aims to provide affordable housing near industrial areas, ensuring easy access and reasonable rates for the workforce. The Master Plan allocates 13.44 percent of the city’s area for residential use, including provisions for informal settlements. An additional 9 percent is dedicated to industrial worker housing.

### Transforming Industrial Areas into Integrated Townships

New Noida’s industrial zones will be transformed into vibrant integrated industrial townships. These townships will provide not only workspaces but also housing and essential amenities, enhancing the quality of life for workers. Government policies such as the Integrated Industrial Township Scheme and the ‘UP Private Industrial Park Scheme’ are expected to accelerate the development of these residential pockets within the industrial sectors.

### A City Divided into Zones

The proposed DNGIR is divided into three zones: Northern, Central, and Southern. The Northern Zone will primarily focus on residential development, while the Central Zone will offer a blend of residential and industrial areas. The Southern Zone will primarily serve as a hub for industrial and logistics activities.

### Four Phases of Development

The New Noida Development Plan outlines a comprehensive four-phase approach to the city’s creation:

Phase 1 (2024 onwards):

This initial phase involves direct land acquisition of 1,432.71 hectares from landowners and the development of arterial and sub-arterial roads.

Phase 2 (Late 2028 onwards):

Focusing on the northern and southern parts, this phase will develop 3,136.69 hectares of land (15 percent of the total).

Phase 3 (Before completion of Phase 2):

This phase will prioritize the development of commercial units, trade centers, and industrial areas along the Eastern Peripheral Railway Line, also developing industrial areas in the north. It will cover 5,908 hectares (28 percent of the total).

Phase 4 (Late 2037 – Late 2043):

The final phase emphasizes the advanced development of industrial areas, public and semi-public spaces, and residential areas in the south, building upon the foundation laid in Phase 1.

The development of New Noida signifies a strategic move by the Uttar Pradesh government to boost infrastructure, industrial growth, and economic opportunities in the region. This well-planned city is poised to become a significant contributor to the state’s future growth and prosperity.
