Fitzrovia, Canada’s leading developer of purpose-built rentals, has made a significant move in the Montreal market. The company has acquired two premium apartment buildings, Le Smith and C-Lofts, located in the heart of downtown Montreal, just steps away from McGill University and Concordia University campuses. This acquisition marks a strategic expansion for Fitzrovia, bolstering its commitment to providing high-quality rental options in a city experiencing a surge in housing demand.
Fitzrovia plans to invest heavily in both properties, implementing a multi-million-dollar capital improvement program. This program aims to bring the signature Fitzrovia rental experience to residents, incorporating upgraded amenities, hotel-quality hospitality, and enhanced property management services. The company believes that its award-winning rental operating approach, focused on delivering exceptional resident experiences, will resonate with Montreal’s diverse rental market.
“With record low vacancy rates and rising housing demands driven by immigration, young people entering the rental market and people seeking to downsize, Montreal needs more quality rental supply. We believe our award-winning rental operating approach is resonating in the city,” stated Adrian Rocca, CEO and Founder of Fitzrovia. “We are investing today to transform these buildings with carefully planned upgrades, including new world-class amenities and resident-focused programming, setting a new standard for rental living in the Montreal market.”
Le Smith is a 24-story building located at 2100 Rue de Bleury St., featuring 160 units. C-Lofts is a 22-story building situated at 375 Rue de la Concorde St., comprising 157 units. Both buildings offer prime locations in the heart of Montreal, attracting a diverse population of students, young professionals, and those seeking urban living.
Beyond these acquisitions, Fitzrovia is also establishing its Montreal corporate office. The office, a newly renovated 12,000 square foot space located at 2001 Robert Bourassa Boulevard, is scheduled to open in early 2025. Designed by Fitzrovia’s in-house VP of Design, Bahar Joshan Poosh, the expanded office will serve as a central hub for Fitzrovia’s growing Montreal team, enabling them to effectively support the company’s four rental communities in the city, including Stanbrooke at Stanley and Sherbrooke and Maddox Dorchester at St. Mathieu and René-Lévesque.
Fitzrovia’s commitment to providing high-quality rental experiences, coupled with its strategic expansion in Montreal, signals a strong commitment to meeting the evolving needs of the city’s rental market. The company’s investment in these properties and its new corporate office demonstrate its dedication to delivering exceptional living experiences for residents while contributing to the growth and development of the Montreal real estate landscape.
